Honest Answers

Questions Maryland buyers actually ask.

No. Maryland defines a "first-time buyer" as anyone who hasn't owned a home in the last 3 years — and many programs (like the MMP Flex line) are open to repeat buyers. Veterans using their VA exemption for the first time also don't need to qualify as first-time buyers.
Many of our buyers close with scores starting around 600. The exact minimum varies by program (most fall in the 620-660 range), but the quiz will surface what's available at your score level. If your score needs work, we can also walk you through the fastest credit-improvement steps on your strategy call.
It depends on the program. Some are true grants you never repay. Others are 0% deferred loans that don't get paid until you sell or refinance. Several (like Pathway to Purchase) are forgiven entirely after a holding period. We'll show you which type each of your matches is.
There's no catch. We're a Maryland-licensed real estate brokerage and we partner with an NMLS-licensed lender. We get paid by the lender and seller at closing — exactly the same as in any home purchase. You pay nothing for the matching, the webinar, or the strategy call.
Most of our buyers go from "I had no idea this existed" to closing in 45-90 days, depending on how ready you are. The webinar gets you up to speed in 45 minutes; from there, the timeline depends on credit, savings, and how quickly you find the right home.
Most county and city programs have annual budgets that get exhausted — sometimes within months of the new fiscal year. State programs reload more reliably, but even those have periodic pauses. Acting earlier in the year always means more options.
Yes — and that's exactly the strategy that gets most buyers to "$0 out of pocket." MMP loans come in FHA, VA, USDA, and conventional flavors, and they layer with most county programs. We'll show you the right stack for your situation.

Maryland's DPA funds run out every year. Don't be the one who finds out after they're gone.

Take 60 seconds. See your matches. Show up to the webinar. Be in your own home before the year is out.
